Project Overview

Spectrum Builders & Renovations, Inc. (SBRI) delivered a design-build refrigerated storage expansion within Warehouse 17-4 by converting an existing warehouse section into a panelized cold-storage enclosure. The project integrated insulated wall and ceiling panels with supporting structural elements and a ductless refrigeration approach to create a durable, operational-ready reefer space.

Scope of Work

Furnish and install a ductless refrigeration system consisting of (1) condensing unit and (4) evaporative coils.
Install the condensing unit on an existing concrete slab and run new overhead piping connecting the condensing unit to evaporative coils.
Route condensate lines from each coil to the nearest floor drain.
Provide and install insulated wall and ceiling panel systems with required trims, sealants, fasteners, and structural steel support components.
Install heavy-duty access components including a 120” x 120” industrial door with viewing window and (2) self-closing cooler doors.

Project Challenges

Deliver an efficient refrigeration solution while minimizing complexity by avoiding ductwork and using a modern evaporator/condensing-unit configuration.
Integrate new enclosure construction and overhead piping within an existing warehouse structural environment (as reflected in the photos showing structural framing and ceiling installation activity).

Solutions

Implemented a ductless refrigeration design using evaporator coils and a dedicated condensing unit to streamline installation and reduce ductwork requirements.
Constructed a panelized insulated enclosure (walls and ceiling) with specified components and structural supports to create a clean, durable refrigerated space suitable for warehouse operations.
Designed the system to comply with ASHRAE 62.1 and identified insulated panels meeting applicable “R” value/energy requirements.
